The Senate approved, this Wednesday (13), the MP (Provisional Measure) that extends the maximum term of financing of Casa Verde e Amarela from 30 years to 35 years. The measure depends on the sanction of President Jair Bolsonaro (PL) to take effect.
The MP also authorizes that deposits in the FGTS FGTS (Fundo de Garantia do Tempo de Serviço) made by employers can be used as collateral in real estate financing installments.
José Carlos Martins, president of Cbic (Brazilian Chamber of the Construction Industry), praised the initiative and said that citizens classified in the low income bracket 1 will have the same conditions as the middle class, in which this period was already allowed.
For Sergio Cançado, director of real estate credit at ADN Construtora, the recent changes to the Casa Verde e Amarela Program are positive for civil construction, as they boost the sector with faster sales, launches, construction and job creation in the country.
“It enhances the purchasing and financing capacity of families, which helps to boost sales”, says Cançado.
“This longer term in the financing, as well as the use of the FGTS as a guarantee, smoothes the installments and increases the possible values ​​of financing, including more families and expanding access to properties with better conditions”, he says.

Last week, the FGTS Board of Trustees approved the increase in gross monthly family income limits to be able to finance a property through Casa Verde e Amarela.
Sub-band 1, with income between R$2,400 and R$2,600, had the ceiling increased to R$3,000. The lower range of up to R$2,400 was maintained.
Above these levels, the board approved raising the values ​​of the intermediate group – which rose from R$2,600 to R$4,000 to R$3,000 to R$4,400— and of the higher income group, which rose from R$4,000 to R$4,000. 7,000 to R$4,400 to R$8,000.
The council also authorized the reduction of interest for the Pro-Cotista program, aimed at those who do not qualify for the Casa Verde e Amarela.
According to the National Housing Secretary at the Ministry of Regional Development, Alfredo Santos, there will be a reduction in the interest rate by the end of the year.
For properties valued at up to R$350,000, interest will drop to 7.66% per year. For properties above this value and up to R$ 1.5 million, the rate will be 8.16% per year. The Pró-Cotista program allows financing between 5 and 20 years and has no family income limit.
