It seems unimaginable but on August 8, 2022 there is still no interconnection between the Land registry and its records AADE.
On August 8, 2022, AADE cannot do one routine crossing – unless there is a request in cases of suspected tax evasion – between what has been declared to the tax office and E9 and what has been declared in the land register.
Fortunately, this paradox ends in the fall as the 2 systems will finally be connected electronically.
The benefits will be manifold. Initially, 2023 will probably be the first year that the correct height of the ENFIA in the sense that the cross-check will show many cases in which the property owners declared buildings and lands in the land register after having settled them first but then “neglected” to declare them in E9 as well. This means more revenue in public coffers, which will create more scope for a further reduction of ENFIA rates or the reduction of other taxes.
For the first time the AADE will have a complete picture of everyone’s property, which means more potential “targets” for confiscations and auctions, possibly additional income from rent taxation, income from assessments, municipal fees, real estate fees.
At the same time many landlords, whose COVID benefits were “stuck” due to errors or omissions, will now be able to get their money.
The AADE, drawing information from the land register, will see who has how many properties and where and will automatically examine whether they have been declared in E9 as well. If it is found that the declaration to the tax office is missing, the taxpayer will be called for explanations, while in some cases the Authority will be able to impose additional VAT on the basis of the declaration of the Land Registry.
If there is anything that concerns the AADE, it is that there are no mistakes and failures in the data it will receive from the Land Registry, because then the determination of additional tax will be from difficult to impossible.
