The zone prices were determined after the recommendation submitted to the leadership of the Ministry of Finance by certified real estate appraisers.
Properties for all “valantias” are available for sale in the new Metropolitan Park of Ellinikos-Agios Kosmas, as according to the decision of the Ministry of Finance taken by the Official Gazette yesterday, their objective values start from 3,250 euros and reach up to 8,000 euros per square meter.

As defined in the decision signed by the Minister of Finance Christos Staikouras and the Deputy Minister of Finance Apostolos Vesyropoulos for the determination of the objective values, in addition to the recommendation of the private appraisers, the following were taken into account:
- The opinion of the competent Municipal Councils, in accordance with par. 4 of article 261 of law 3852/2010 (A’ 87), on the values of real estate in the areas of their jurisdiction and the provisions of article 41 of law 1249/1982.
- The particularities of the area or part of it, such as environmental and view conditions, service (infrastructure, transport, etc.), commerciality of roads, urban planning regulations (plot building factor).
- The particularities of the real estate, such as use (plot, apartment, shop, warehouse, etc.), facade (atrium, square, etc.), floor, area, building age, co-ownership, special conditions (earthquake, flood, fire, expropriation, etc.), engagement (preserved buildings, archaeological research, etc.).
