April 2025 will see a more than quintupling of the resilience fee applied to properties available for short term rental. Yet another government intervention to make this type of lease less attractive.

More specifically, from April to October the fee increases from €1.5/night to €8. Which means that for a one-week stay, the tourist charge – if the property owner chooses not to absorb all or part of it – will be €45.50.

For the period from November to March when demand is lower the charge is quadrupled from €0.5/night to €2 in an attempt to extend the tourist season.

The revenue will be used for measures to prevent and restore natural disasters and improve tourism infrastructure.

From the New Year, new short-term leases will be prohibited in the three central apartments of Athens:

First district: Koukaki, Plaka, Kolonaki, Syntagma, Omonia, Monastiraki, Exarchia, Ilisia, Neapoli.
Second apartment: Neos Kosmos, Agios Artemios, Pagrati
Third district: Botanikos, Metaxourgeio, Gazi, Petralona, ​​Ruf

According to calculations of market people, at center of Athens at least 12,500 short-term rental accommodations operated during the summer.

How long will the measure last and under what conditions

The measure will last for one year and will be re-evaluated at the end of 2025 to see if it should be extended or even extended

The three-year rental tax exemption as applied by new year 2025 and for property owners who in the previous 3 years had their properties available for short-term rental and decide to switch to long-term rental. A necessary condition is that the real estate is leased as a main residence for three years and the lease is signed before the new year.

Let’s say someone had their property available for short-term rental and received €14,000. The tax is €2,100 and from the remaining €11,900 he had any profit after deducting the expenses for cleaning and bed linen.

By renting the property for 700€/month he will collect for 3 years 8,400€/year (25,200€ in the three years) which in total will remain in his pocket.

The Ministry of Tourism, as explained by Olga Kefalogianni, is working on changes in the framework of the operation of short-term leases, such as for example the establishment of minimum operational specifications and security prerequisites.
