The recent amendment of the JMC for the areas to be developed aims to transform the specific area into a car-free area, by strengthening and facilitating pedestrian movement and increasing green spaces, states in its announcement today the Lamda Developmenton the occasion of publications in relation to the coastal area of ​​houses, in order to avoid misunderstandings that may arise.

As, the free and unhindered access of the citizens to coastal front remains a priority of Lamda Development and the planned development serves this very purpose.

The announcement mentions the more specific parameters of the amendment:

A. Increase of sidewalks:

– The main modification is the conversion of the main road that crossed this area (21m wide) into a pedestrian street, comparable to the most emblematic sidewalks in the country (eg Dionysiou Areopagitou is 20-25m wide)

– At the same time, a new pedestrian street is created (6m wide) and another one is widened (from 6m to 7.5m).

With these changes:

-A comfortable, extensive walk is created, which connects the main pedestrian street of Development 56m wide. with green spaces and other sidewalks

-Multiple possibilities are offered for a walk – gentle exercise, cycling, etc.

– The movement of pedestrians to the beach is facilitated, enhancing its traffic.

– The network of sidewalks in the area is being strengthened

B. Increase of green spaces:

The consequence of the above increase of sidewalks is the union of a sidewalk 5m wide. (today’s rocky area) on the border of the beach with the existing green space and its transformation into a green space as well. With this conversion:

-A new linear green space with a total area of ​​8 acres is created, which is connected to the beach

-The use of this linear “park” by citizens (pedestrians, cyclists, etc.) remains unhindered

Therefore, the movement of pedestrians and bicycles is neither abolished nor hindered

-On the contrary, it takes place through this new green space, where more possibilities of standing, resting, shading, etc. are offered.

-Therefore, the access of the public to the coastal front is facilitated even more

C. Zero building increase

– The result of all these interventions is the increase of the common areas of the area by approximately 3,300 sq.m.

-These spaces fall into the Greek State with an equal reduction of the investor’s property areas

-The minimum increase of s.d. emerges as a mathematical result in order to maintain the structure exactly as approved by the Presidential Decree

That is, ELLINIKO SA has the right to structure exactly what sqm it had before the modification

D. No change in bike lanes

-No bike lane is removed, modified or relocated

-The single bicycle road 22 km long from Piraeus to Vouliagmeni, remains in the place that has been declared and is not affected by the modification.
