The Athenian Riviera has evolved into one of the most dynamic luxury real estate markets in Europe for 2024-2025, attracting wealthy buyers from around the world. According to Korina Saia, chief executive of the Premier Realty Greece, each coastal area serves different high -level buyer profiles.
Vouliagmeni: People with extremely high wealth (HNWI)
“Vouliagmeni is the point where discretion meets absolute luxury,” says Saia. With Average price 7,441 euros /sq.m.m.. And many properties exceeding 10m euros, the region attracts over-the-top buyers from the US, the United Arab Emirates and Northern Europe. They are looking for seaside villas with private access, Concierge services and immediate proximity to Astera’s Marina and the Four Seasons Hotel. These buyers prefer privacy and discretion.
Glyfada: Cosmopolitan Life for Professionals
Glyfada has become a luxury living for wealthy professionals, digital businessmen and second home buyers. With Average price over 5,000 euros/sqm., features such as overflow pools, smart homes and private gyms are now the rule. “Buyers often move from London, Berlin or New York and want a coastal life without losing urban elegance,” explains Saia.
Voula: Family Paradise and Greek Diaspora
Voula combines seaside luxury with a calmer, residential feeling. With average price of 5,680 euros/sqm., it attracts wealthy families, mainly from the Greek Diaspora (USA, Australia, Canada), who return for permanent establishment or retirement. Buyers prioritize comfort, safety and proximity to green areas. Pool villas and sea views are in a growing demand.
Elliniko: Investors and pioneers
Elliniko, with the development of the smart city of 8 billion euros, attracts progressive investors and technologically trained buyers, mainly from Israel, China and Germany. With Average price around 5,039 euros/sqm., Prices are expected to rise sharply.
Buyers are interested in branded homes, viability and expected goodwill. The area is an ideal opportunity for those who did not invest early in markets such as Dubai or Lisbon.
Varkiza & Sounio: Privacy and boat owners
Further south, Varkiza and Sounio are aimed at high profile pensioners, sea lovers and those looking for total peace and privacy. “Buyers often arrive with boats,” says Mrs Saia. “They are looking for a villa with access to the sea, mainly for summer use,” he adds. Prices range between 5,000 euros-6,000 euros/sqm.
As Mrs Saia of Premier Realty Greece points out, “the Athenian Riviera is not a single market, it is many small markets, each adapted to a different way of life.” The growing global demand combined with limited real estate available, highlight the luxurious real estate of the Riviera as a good efficient investment.
