Since you have active real estate registry numbers (AMA) in the short -term lease register of AADE (Art. 111, Law 4446/2016, A ‘240), we inform you of the new specifications that will apply from 1/10/2025 and relate to your specific properties. “

This admittedly polite message has already seen or will see thousands of property owners who have their property in short -term leasing. With this message, the Ministry of Tourism attempts to inform them that they have less than 20 days ahead of them to comply with the new norms in the short -term lease.

The conditions which is required to meet a property in order to be able to get into the short -term lease is as follows and must be met cumulative, all at the same time: at the same time: at the same time:

  • Be a main use space and to have natural lighting, ventilation and air conditioning
  • To have liability for liability for damage or accidents that may be caused
  • Have a responsible statement of electrician installer, fire extinguishers and tobacco detectors, leakage relay or anti -electropulation relay and escape marking indications
  • Have a brainwashed and insecticide certificate, a pharmacy with first aid items, and a guide with essential phones.

For the finding of compliance with the above specifications, employees of the Ministry of Tourism and/or mixed control crews (with officials of AADE and the Ministry of Tourism) will conduct on -the -spot checks in the area that is being leased and stated on the Platform of the Real Estate Registry.

The applicable legislative framework provides at least 10 days prior to checking – the information of the property manager by email to provide any necessary supporting documents.

If deemed necessary, the auditors may be requested and the help of the Hellenic Police to assist in the audit.

With them, the auditors must have their service card and a written order of on -the -spot check by the competent body of the Ministry of Tourism or authorized bodies, which they display during the audit.

The written order contains at least:

  • The number and date of the command.
  • The name of the employee to whom the check has been assigned.
  • The name or the name, address and number of tax register of the manager or owner of the short -term house.

Short-term real estate owners are informed in the same e-mail that as controlled they must work with the controller and displaying certificates, certificates and any information requested to prove the specifications.

Otherwise a fine is imposed if not:

  • allow to enter the controlled property.
  • Some of the aforementioned specifications is met.
  • There is compliance with the original specifications within 15 days of the administrative fine.

If a new audit is carried out within one year of the notification of the fine and re -infringement of the specifications, the fine shall be doubled at € 10,000 and quadruples for each subsequent infringement of € 20,000.
