Panel SA: Price per square meter of Balneário Camboriú exceeds São Paulo

The average price of apartments in Balneário Camboriú surpassed São Paulo in the comparison of the sample of 50 cities monitored by the FipeZAP index in March, with R$9,888 per square meter, compared to R$9,831 in the capital of São Paulo and R$9,701 in Rio de Janeiro.

The Santa Catarina destination was also one of the most valued properties, with a 45.3% increase in prices in the accumulated until March 2022, using January 2018 as the basis for the cut.

The acceleration of this movement has been happening since the beginning of the pandemic, but it was accentuated last year, according to FipeZAP, which points out, in the last 12 months, an appreciation of 24.9% of properties in Balneário Camboriú, above Florianópolis (15.9% ).

Part of the increase in value is attributed to the recent widening of the strip of sand along the coast, which also favored the attraction of tourists and the occupation of hotels.

For Renato Monteiro, director of Sort, a company in the local real estate sector, the low supply of properties overlooking the sea also contributes to the appreciation, among other factors.

“In the profile of Balneário Camboriú, the property of medium and high standard predominates. There is no popular property. So, it has this tendency to grow. São Paulo and Rio suffer more from economic shocks, such as the high interest rate”, says Monteiro.
