In particular, the EPS intervention area for Mati covers an area of ​​7,935 acres and includes Mati, Kokkino Limanaki, Agia Marina, Skoufeika and Pefkonas in the Municipal Units of Nea Makri and Rafina – Pikermi.

With the institutionalization of the Special Urban Plan, the necessary first level planning for the overall urban regeneration of the martyrdom area is completed.

With the EPS for the Eye:

1. The boundaries, the permitted uses and the general building conditions of the differentiated zones that concern the areas of sustainable urban development are institutionalized.
2. The network of strong measures is defined for the protection of the inhabitants and the area, for the unimpeded accessibility of the citizens -from the sea- as well as for the durability of houses and buildings.
3. At the same time, the creation of a promenade and green and recreational areas is included.

According to forecasts of the PDthe area is also shielded from natural disasters and the effects of the climate crisis by developing open spaces and corridors, halting residential development in steep areas> 70%, encouraging the development of suburban agriculture to prevent the spread of fire and the development of an environmental network with a grid of planting zones 100 meters wide along the streams.

At the same time, regulations are established for planting species and vegetation management in public and private space, for ignition-resistant construction materials for new constructions and reconstructions, as well as for the implementation of forest management programs that reduce fuel at forest-urban interconnection points.

Answering a question from APE-MPE, the Deputy Minister of Spatial Planning and Urban Environment, Nikos Tagaras, said: . With the issuance of the relevant Presidential Decree, the necessary and decisive step of the first level planning was completed and the second step, the Road Implementation Plan, will be completed soon – within the next few months. We plan and implement the development of reconstruction in Mati at a steady pace so that residents and visitors do not risk again but enjoy a safe natural and urban environment, shielded from natural phenomena and all kinds of disasters. The spatial-urban planning that was completed with the RIS and in collaboration with the TEE, was done in record times for Greece. As I have repeatedly emphasized, the spatial-urban reconstruction in Mati will be the “pilot” for other areas with similar characteristics: with spatial problems, peculiarities and distortions of decades.
