The new owner of the apartment is a foreign resident
With a five-digit figure – close to 12,000 euros – per square meter, one of the highest value residential sales in Thessaloniki.
Apartment surface area above 210 sq.m. which is located in the center of the co-capital and overlooks Thermaikos, was sold for 2.6 million eurosconfirming in practice the high interest in high-end properties in the two major urban centers of the country.
According to Thestival, the new owner of the apartment is a resident foreign.
Another very interesting element of the sale is the fact that the agreement was made with… abbreviated procedures since the property was “closed” in less than a week from the moment it was put on the market by a well-known real estate services company.
And indeed, based on the company’s data, there has recently been a significant increase in the market of Northern Greece in general demandboth from Greece and from abroad with its “protagonists”. German speaking markets, but also several Balkans with their firsts Bulgarians.
In terms of prices, according to the data from the company’s database, demand is highest in areas with easy access, located near the new metro stations, and there is also the largest increase in the order of 10%
From the point of view of the domestic public, the main requests of Greek prospective buyers are mainly new constructions, easily accessible by means of transport, with more amenities and rooms.
Regarding price levels in the co-capital, in a more general context, there is now a stability with an upward trend, which is recorded in specific areas, where intense reconstruction of new constructions is also observed.
Thermi stands out with a strong price increase of +20%, while the increase in the prices of the eastern suburbs of Thermaikos and in the second district (Vardaris) is quite strong.
The analysis by Engel & Völkers also records an increase in transactions in the municipality of Thessaloniki, mainly in the first apartment, in the historical center and the areas of Toumba – Kalamaria – Thermi, with several new constructions in Evosmos where prices today hopefully reach 1,950 euros per square meter.
