Proposals are being considered to expand the number of property owners who will be required to start a business and tax incentives for owners to make homes available for long-term rental
New changes to the regime of short-term rentals, type Airbnb, after the summer, with interventions in the time limits and taxation, was announced yesterday by the head of the financial office of the general secretariat of the prime minister of the presidency of the government, Alexis Patelis, from the 1st International Conference of TMEDE.
The interventions being considered by the government aim to increase the supply of homes and reduce rents, offering a way out for thousands of families looking for affordable rental housing.
According to information, it is being considered:
- A ceiling of 90 days per calendar year with the exception of islands with less than 10,000 inhabitants, where a 60 day rental limit is considered.
- Exceeding the lease term will be allowed as long as the tenant’s total income from the properties does not exceed 12,000 euros.
- Do not allow short-term rental of more than two properties per TIN of beneficiary income.
- Imposing a ceiling on the number of properties to be rented out for short term per municipality – housing needs, the amount of rents, the number of properties available for short term rental should be recorded in each area.
On the taxation front there are proposals for enlargement of the number of owners short-term rental properties that they will be required to do starting a business.
They are also reviewed tax incentives to the owners for the availability of houses for long-term lease.
