Increasing household wealth and reducing ENFIA: Areas with the lowest tax

THE increase in fair values led to 20% increase in household wealth, ie approximately 95 billion euros. But because of its reform ENFIA, proceeded by the Ministry of Finance, the final tax was not increased, but individuals’ wallets were permanently reduced by 380 million euros compared to last year. A total of 6.1 million property owners – excluding businesses – will be required to pay up to 10 installments of 1.72 billion euros. That is the average ENFIA for 2022 in terms of natural persons amounts to 282 euros.

Its comparative data ΑΑΔΕ show that the value of the property of its inhabitants Attica increased by 24.8%, but ENFIA compared to last year decreased by 8.5%.

Big increases in their fortune also saw the owners at Southern Aegean Sea with 21%, but ENFIA reduced by 14.7%. Respectively, in Peloponnese the increase in assets reached 17.5%, but ENFIA was reduced by 15.6% and in West Greece the increase in property amounted to 15%, while the property tax fell by 17.1%.

The biggest reductions of ENFIA are located on island areas and specifically in Ionian Islands with 20.1% and Crete and North Aegean with 19%.

THE higher average ENFIA he is in Attica with 540 euros and follow:

  • the South Aegean with 446 €
  • the Ionian Islands with 349 €
  • Crete with 329 €

On the other side the smallest medium ENFIA enjoy in West Macedonia with 207 euros and are as follows:

  • Eastern Macedonia-Thrace with 216 €
  • the Epirus with 232 €
  • and Western Greece with 233 €

The vast majority of property owners, 8 out of 10 according to the Ministry of Finance, enjoy a reduction in ENFIA and only 6% saw a tax increase. In fact, half of them, about 170,000, are not charged more than 50 euros. But for some of the other half the increases according to Π.ΟΜ.ΙΔ.Α. cause … strokes. The Federation of Owners reports increases in ENFIA even 20 times compared to last year.

In the examples he announced, there is one area in Moschato where the increase of the objective amounted to 28.5%. In the liquidation, however, ENFIA is increased by 1737% !!!. In another area in the center of Athens where the objective price increased by 40.6%, ENFIA “inflated” by 980% !!!

In all cases where such are observed Invisible increases in real estate, whether located in areas with a large increase in property or the total property of the taxpayer exceeds 500,000 euros or includes the right to an urban plot with a price over 150 € / sq.m. or the total value of each right exceeds € 400,000 and the owner’s property € 300,000. In some cases, all of the above or a combination of them occurs.

The Federation of Owners is talking about violation of the Constitution and calls on the government to make tax corrections and its members to file “doubtful” appeals to the Tax Offices belonging to them and then to the Administrative Court of First Instance, in order to create the conditions for a pilot trial in the Council of State, which will judge the constitutionality of the new settings
