Caixa reduces interest for the purchase of a home with the use of the FGTS; see the new rates

Caixa announced this Thursday (21) the reduction of interest rates for home financing using the FGTS.

The new rates for those who qualify for the pro-shareholder modality and effect the contracting of credit until December 31, 2022 start from TR + 7.66% per year for properties up to R$ 350 thousand, a reduction of 1 percentage point.

For properties above BRL 350 thousand and up to BRL 1.5 million, the rate was adjusted to TR + 8.16% per year, a decrease of 0.5%.

In addition to the reduction in fees, the share of financing in the pro-shareholder line was increased to up to 80% of the property’s appraised value.

In the pro-shareholder modality there is no family income limit. The minimum installment is 60 months (5 years), and can reach 240 months (20 years) in the Price table or 360 months (30 years) in the SAC system (Constant Amortization System).

According to the Price table, the installments will always be the same, but they will be composed of more interest. As for the SAC, the installments are more expensive at the beginning and cheaper at the end, because of the progressive decrease in interest.

According to experts, for those who cannot afford higher monthly amounts at the beginning, Price is more suitable, but you have to be careful not to use the entire budget limit.

For those who want to pay less interest and can afford a higher installment amount at the beginning of the financing, it would be better to finance through the SAC.

Caixa also announced the expansion of the income range for financing through the popular housing program with FGTS resources. Families with incomes of up to R$ 8,000 have access, with interest rates of up to 7.16% per year.

In 2021, around 350,000 families benefited from the Casa Verde Amarela program, through financing with FGTS resources.

In the first four months of this year, the program made it possible to hire 100,000 housing units, according to the Ministry of Regional Development.

In May, the federal government authorized the expansion of the subsidy for financing properties of the Casa Verde Amarela Program, after more than three years of interruption. With the increase in the subsidy, the government expects 400,000 units to be contracted throughout 2022.

The housing program has been one of Jair Bolsonaro’s political showcases for his re-election and was used to expand the president’s insertion in the Northeast region, the only one where he was not a winner in the 2018 contest.
