Taxpayers will have a “window” of 50 days to complete cheap real estate transfers. The Ministry of Finance will immediately proceed with the granting of an extension until the end of next month, so that the real estate transfers are made with the existing objective values and not with the new ones that will be valid from the new year and which are to a large extent increased.
The picture that currently exists in the market is that the inseparable prevails in notary offices, tax offices, mortgage offices and cadastral offices and it is de facto necessary to give this extension because the system can not handle all this volume of work.
One of the reasons why a large volume of work has accumulated is the pandemic which does not allow many taxpayers to complete the collection of supporting documents in a reasonable time.
Taxpayers are currently running in order to gather the necessary documents and certificates (Real Estate Tax Certificate – TAP, engineer certificate, etc.)
The information states that the Ministry of Finance has received a number of requests for extension throughout the previous period, in order not to burden the taxpayers with significant charges, from the adjustment of the objective values from the New Year.
It should be noted that the new fair values appear up to 250% in a large number of areas reaching 7,000 across the country.
A few days ago, the Minister of Finance, Christos Staikouras, confirmed the intention of the ministry to give an extension, emphasizing that “in the next few days, a legislative regulation will be submitted according to which a realistic extension will be given”.
The measure also applies to those who want to make parental benefits, which are tax-free up to 800,000 euros.
This is because the taxpayers want to close them by December 31, 2021 as the increase in fair values ”inflates” the costs that accompany the transfers.
In the meantime, the donation tax returns and parental benefits will be made digitally from Monday and will be submitted through myProperty.
Through the digital application, initial declarations are submitted for real estate donations, which are within the objective system, as well as for any other asset that is transferred with a notarized document of donation or parental benefit.
In fact, from December 20, these statements must be submitted digitally.
With regard to declarations, which have been submitted to the competent Tax Offices in printed form, they are still valid and processed normally, unless the parties revoke them.
