Panel SA: Globo sells property that houses its headquarters in São Paulo

Globo sold the complex where its headquarters in São Paulo is located to the manager Vinci Real Estate, for R$ 522 million.

The company will not leave the space, but will lease it from Vinci, with an exclusivity contract valid for 15 years, extendable for another 15, in an operation known as sale & leaseback.

According to a relevant fact released by Vinci on Friday (17), the complex has approximately 56,000 square meters of built area, 39,000 of which are leasable, and is formed by the Jornalista Roberto Marinho tower, known as JRM, in addition to three production and production modules. a support area.

The offices of the communication group are located at the JRM, with a capacity for 1,300 employees, and where the regional newspapers of São Paulo are recorded. Also in the complex are filmed Jornal Hoje, Jornal da Globo and the São Paulo edition of Globo Esporte, in addition to entertainment programs such as Altas Horas.

The initial lease value is R$ 84.67 per square meter, which will be adjusted annually by the IPCA. Thus, the communication group should start by paying a rent of around R$3.3 million per month.

Globo’s headquarters faces the Unidas and Chucri Zaidan avenues, and Jornalista Roberto Marinho street, which Vinci considers a “strategic location”.

According to the document released by the manager, the complex was recently renovated and is in line with new office trends, with integrated environments and decompression areas.

Data from real estate consultancy JLL show that, in the third quarter of this year, the cost of leasing high-end commercial properties in the region of Berrini and Chucri Zaidan was R$ 96.90 per month, on average, with a 33% rate of vacancy.

In a statement, Globo stated that it is “in the process of reviewing its operating model” and, therefore, “has been seeking to increase its efficiency by capturing new sources of revenue, rationalizing cost management and expanding the synergy between its operations”.

According to the communication group, the sale and lease operation of the headquarters “is part of the strategy to make the company lighter, agile and flexible”.
