Panel SA: November had the largest delivery of logistics warehouses in São Paulo since 2016

Data from the consulting firm Cushman & Wakefield show that the state of São Paulo recorded the delivery of 182.9 thousand square meters of high-end logistics warehouses, the highest volume for a month since 2016.

Almost 88% of this total is in Cajamar, a city 46 kilometers from São Paulo that is currently the largest square in the country for the sector, according to Eric Ammirati, the consultancy’s industrial leasing manager.

In November, the state registered a net absorption — the hiring of new sheds, discounting area returns — of 116.9 thousand square meters, higher for the year and 52% more than in October, according to Cushman. The engine of this increase is the ecommerce companies.

Currently, the vacancy rate in São Paulo is 10.8%, with an average rental price of R$ 20.02 per square meter. In Cajamar, the value reaches R$ 23.41, the highest among the regions of the state surveyed by Cushman & Wakefield, and vacancy is at 8.4%.

Due to the high demand for space in the city, which results in higher prices, Ammirati points out that neighboring municipalities, such as Franco da Rocha and Caieiras, are also attracting the attention of the logistics sector.

According to Ammirati’s estimates, next year will still be positive for the segment, but it should not reach the same volumes as 2021 — until November, Brazil had 1.3 million square meters of new warehouses delivered, with a net absorption of 1.5 million square meters. The state of São Paulo concentrates 62% of the country’s logistics warehouses.

“I don’t believe in market retraction yet, developers are happy with the last two years, but to put more money, only in more established regions. They are less willing to take risks at the moment”, says Ammirati.
