The most valued requirement by potential homebuyers in 2021 was the location of the house or apartment, according to a survey by real estate startup Apê11.
Last year, the company’s database registered 5 million users. Among those who used the site to search for properties available for sale, 49.98% used the location filter to refine the search, and 81.66% selected the neighborhoods where they would like to invest.
The preferred regions are, according to Apê11, Vila Mariana, Moema, Pinheiros, Perdizes, Bela Vista, Ipiranga and Brooklin.
“These results can be seen as forecasts in the market for buying and selling residential properties. They have shown to be consistent in the relationship between what customers are looking for and what companies are delivering in the primary sector, of new properties”, says Leonardo Azevedo, startup co-founder.
The survey by Apê11 also pointed out that two and three bedroom properties were the most sought after by those looking for a property in São Paulo – they were the preference of 48% of buyers.
According to the survey, the two-bedroom apartments had a median floor area of 64m². Among the properties with three bedrooms, it was 116m², and 37m² in the studios and apartments with only one bedroom.
The greater demand for residential units with two and three bedrooms is at odds with what was placed on the real estate market in 2021. According to the startup, studios and one-bedroom apartments accounted for 63.57% of total launches, and they had, in average 30m².
