From the very first day of the new year, the Digital Real Estate Transfer File.

it is about a new service of gov.gr which, however, consolidates and simplifies the transfer procedures of land-registered real estate.

Those citizens and notaries who use the Transfer File via https://akinita.gov.gr they will receive a transcript (or justified rejection) within one business day instead of months of delays.

The conditions for the “transfer in one day” are, firstly, that there is no previous deed pending on the same property and secondly, that the fees are paid by credit/debit card.

The bureaucratic steps are significantly reduced by using the Transfer File since 4 supporting documents are removed:

1) The TAP Non-Debt Certificate

2) The ACD version (Excerpt of Land Registry)

3) The Application for Registration

4) The Contract Summary

Physical presence at Land Registry Offices is also abolished for those who use the Transfer File.

Finally, it is emphasized that the Property Number Code (KAEK) is “locked” for the duration of the transaction in order to increase transaction security.

● Log in as a Notary and invite parties

● Interoperable extraction of supporting documents

● Digital copy of contract without handwritten references

● Calculation of fees for the buyer

● Registration of a deed in the Land Registry

● Track application progress in real time

In summary, the steps to use the platform for citizens:

● Login as a citizen and accept the invitation from the notary public

● Selection of the property for sale by the contracting party/seller

● Payment of fees by the buyer and registration in the Land Registry

The Minister of Digital Governance, Dimitris Papastergiou, stated that “the resolution of chronic pending matters, such as the Land Registry, is a request both for the government as a whole and for the Ministry of Digital Governance in particular.

We now have in our hands a tool with which we simplify real estate transfer procedures, significantly reducing the time required and the suffering of all parties involved.”

For his part, the Deputy Minister of Digital Governance, responsible for the Land Registry, Konstantinos Kyranakisit’s mentioned that “as we promised, from 1/1/2024 the Digital Real Estate Transfer File will be operational at https://akinita.gov.gr. We invite the notaries public of the country to enter the platform and we promise that the acts that will be submitted digitally will be transcribed within 1 working day instead of the many months of delays experienced by the citizens”. He even added that “yesterday, January 2nd, we presented the application to the notary association of Athens and today we are in Thessaloniki for the same purpose. We are open to any proposal that can make it easier for citizens and reduce bureaucracy.”
