“Scissors” in the objective prices of real estate are claimed by 12 municipalities of the country, which passed to the next phase of the review by the private appraisers of the Ministry of Finance.

These are municipalities from all over the country that had submitted objections to the competent committee of the Ministry of Finance arguing that the objective property prices in their areas are higher than commercial prices asking for their reduction.

These municipalities are the following: Agios Anargyro – Kamaterou, Vrilissi, Chalandrio, Glyfada, Piraeus, Ithaca, Karpathos, Loutraki, Symi, Pyrgos, Rhodes and Astypalaia. In total, objections to reduce the objective prices had been submitted by 169 municipalities of the country, including the Municipality of Athens, but only those for 12 municipalities were approved.

The next phase of the review is expected to be completed until the end of June, when the ministry’s estimators will submit their final proposals to the finance minister Kostis Hatzidakis, who will make the decisions. Regardless of these decisions, the Ministry of Finance clarifies that they will not apply retroactively.

That is, in the municipalities in which it will be decided to “cut” objective prices, this year’s ENFIA bill will not be affected.

The reason why the competent committee of appraisers of the Ministry of Finance rejected the majority of the objections of the municipalities is the significant increase, during the last months, of the commercial prices in the real estate market.

The price rally covered the difference – where it existed – between objective and commercial prices, with the result that the objections of the municipalities requesting a re-evaluation and reduction of the former were rejected.

In the meantime, the competent services of the Ministry of Finance are working on the gradual expansion of the objective system for determining the value of real estate throughout the country. It concerns 2,167 areas, 1.5% of the Territory, which still remain outside of objective determination. In the first phase, according to information, 500 areas will join the system and then the rest.

As far as Attica is concerned, among the areas that are going to join are: Varkiza, Agia Marina, Charakas, Daskaleio, areas from Porto Rafti, areas in Salamina, Kythira, Aegina. In the rest of Greece, the accession concerns areas in Achaia (Diakopto, Aegira, Platanos, Selianitika, Psathopyrgos), in Ilia (Kyllini, Ancient Olympia), in Trikala (Pertouli, Elati, Pyli, Kastraki) in Florina (Amyntaio, Agios Panteleimonas, Prespes , Filotas, Drosopigi, Pisoderi, Krystallopigi, Meliti) etc.
