The three reasons why the cost of housing is increased, he mentioned with his exclusive statement on skai.gr Theodoros Mitrakos, former deputy commander of the TtE.

Speaking to skai.gr, on the sidelines of the Hellenic Public Property Conference, which was organized by the KAPPA Initiative and Boussias Events, the former deputy governor of the Ministry of Finance, stated that the cost of housing for Greek households is disproportionate compared to that of other European Union countries . And he explained that this is due to three different factors:

  1. The disposable income of Greeks is much lower than the European average
  2. In Greece, there is a lack of competition in energy products and other products related to housing
  3. There is a complete lack of social housing in contrast to other European countries such as Austria, the Netherlands, Belgium, etc., where social housing constitutes 15-30% of all housing.

He added that although Greece’s economic growth rates have increased, we have not returned to pre-crisis times. Specifically, he stated that:

  1. Investments in Greece reach a percentage lower than 2%. The corresponding percentage before the crisis was 10%, while the current European average is 5.9%.
  2. Building permits in 2023 were 35,000, while before the crisis this rate reached 66,000.
  3. The total number of real estate transactions in 2021 was 112,000, while before the crisis the transactions were close to 215,000.
