In 15 days the platform of the improved “Refine – Rent” program is expected to reopen, with the increase in the subsidy rate from 40 to 60% and an increase in the amount from the amount 10,000 euros to 13,500 eurosexpecting thousands of property owners, according to sources from the Ministry of Social Cohesion and Family.

At the same time, as noted by the Ministry, there is a provision for those who had joined the original program and submitted applications when the amount of total expenditure was lower.

The aim of the program, in addition to renovating housing so that the owners later rented them for at least a three -year period, is the integration of more houses into the market, which will alleviate the housing problem that has been presented in recent years in our country.

Conditions

The program, budget of 50m eurosAccording to the Ministry of Social Cohesion and Family, it is the subject of a subsidy for repair and renovation of housing for the purpose of leasing them for at least the next 3 years. It is aimed at property owners or usual property with specific income and property criteria. In particular the conditions:

  • Have the ownership or usufruct of the property by a percentage of or greater than 50%,
  • The property has an area of ​​up to 100 sq.m. and be in a residential area,
  • have an annual family taxable, real or imputed, income not exceeding EUR 40,000 and have real estate whose total value does not exceed EUR 300,000,
  • The property has not been declared as a first residence, has not been declared leased and is declared a gap in form E2 that accompanies the income tax return for the last three years.
  • They have not received a subsidy for an energy saving or renovation program on their property over the last 5 years.

It is noted that with the initial arrangement, the program was subsidized for the cost of repair and renovation of up to 10,000 euros for materials and work closed over the last three years of private real estate. The subsidy was up to 40% of the expenditure incurred, under the additional terms of electronic pricing and repayment, as well as the lease of the property for at least the next 3 years. So far they have already disbursed EUR 2.3 million in 1,210 approved applications.

With recent improvements by the Minister of Cohesion and Family Sofia Zacharakis to make the program more attractive, the amount of expenditure and the grant rate for all owners (already integrated and integrated) increased with the amount By the amount of EUR 13,500 and the rate is increased from 40% to 60% of expenditure, ie up to EUR 8,100. In addition, new categories of materials and work were added to the costs.

The new categories

The new categories included in the program are as follows:

  • Special Trade Contractors (not sorted into earlier categories of contractors already included in the program)
  • Telecommunication Services
  • Commercial Equipment (not sorted in other categories)
  • Industrial supplies
  • Constant goods
  • Chemicals and related products
  • Brokers and property managers
  • Washing machines, cleaning and clothing services
  • Management, Advice and Public Relations Management Services
  • Rental
  • Business Services – Uncorted Others
  • Various stores / repair workshops

Applications are made via a platform, which will reopen on 15 February 2025 and the implementing body is DBA.

What is foreseen for already integrated beneficiaries

Beneficiaries, who have already joined the program, have the right to apply for recognition as eligible new or already incurred costs, which were not already included in their initial applicationprovided that the total amount of renovation costs does not exceed EUR 13,500. The application is submitted to the special implementation of the program, which is accessible through Gov.gr. When entering the application and before submitting the application, the VAT is drawn up. of the person concerned as well as the number of the approval decision to be subject to the program already issued.

Application is not re -controlled to fill the criteria eligibility of the person concerned. It is only subject to checking non -exceeding the total amount of renovation costs and without prejudice to expenditure recognition.

Upon completion of the submission of the expenditure application, a payment decision is issued. In the event that a decision has already been made when submitting the application, a new updated payment decision shall be issued, which indicates a new amount of the subsidy corresponding to the beneficiary, deducting the amount already paid.
