In an event organized by Abrainc (Brazilian Association of Real Estate Developers) this Thursday (24), the president of Caixa, Pedro Guimarães, announced a reduction in the bank’s real estate financing rate in the line linked to savings.
As of Monday (28), the rate changes from 2.95% per year to 2.8% per year, plus savings and TR. With the current investment yield, this is equivalent to a final rate of 8.97% per year, plus TR.
Caixa’s traditional line of credit, with a fixed rate linked to the TR, today starts at 8.2% per year, but the average is 8.9% per year, according to a survey by the MelhorTaxa credit platform. In this way, the two lines have similar values.
However, the interest on the line linked to savings may change when the Selic falls below 8.5% per year, which changes the investment yield.
The president of the bank also announced the start of the reduction of the mortgage rate by the Casa Verde e Amarela program for families earning from R$2,001 to R$2,400, which had already been approved by the FGTS Board of Trustees last week.
The reduction is 0.5 percentage point. For families in the North and Northeast, the rate becomes 4.25% per year, while families in other regions pay a rate of 4.5%.
The new values take effect on April 12. These people will be included in group 1 of the program, instead of the current classification in group 2.
“That’s still not enough [para resolver problema habitacional]but it is a step”, says Guimarães.
According to him, the budget for offering credit at Casa Verde and Amarela rose 20% this year.
The bank projects that R$ 160 billion will be used in 2022 for real estate financing, in SBPE, with savings resources, and in Casa Verde e Amarela, with FGTS funds, an increase of 13.5%.
About R$ 100 billion will be allocated to SBPE (Brazilian Savings and Loan System) financing.
