The region of Avenida Berrini and Avenida Chucri Zaidan, in the south of São Paulo, currently has a vacancy rate for corporate slabs higher than the average for the capital, favoring negotiations for tenants.
According to JLL’s balance sheet for the first quarter of 2022, the percentage of unoccupied square meters in premium properties in São Paulo was 24.6%. On the so-called Berrini-Chucri axis, it was at 32%.
The high availability rate on the axis is linked to the increase in inventory in recent years, when many new buildings were delivered. At Chucri, according to the consultancy Cushman & Wakefield, 29 buildings total 837,800 square meters, of which 286,900 are currently available.
At Berrini, there are 325,500 square meters in corporate slabs, and 91,200 square meters are unoccupied.
Despite the high vacancy on the axis, Chucri Zaidan recorded the second largest leasing volume in the first quarter, with 19.7 thousand square meters contracted, behind only Faria Lima.
Among the so-called primary regions, those that attract more interest from companies, the Berrini-Chucri axis is the only one whose negotiation situation is considered better for those interested in occupying.
When the same parameter is applied to the regions of Juscelino Kubitschek, Faria Lima and Itaim Bibi, JLL’s conclusion goes in the opposite direction: the low stock of slabs makes the contracts better for the owners.
In the first quarter of this year, the occupation of the Birmann 32 building, in Faria Lima, caused the vacancy of premium properties in the region to fall. According to data from Cushman & Wakefield, the rate of unoccupied slabs in the region is 16.9%. For JLL, it is at 8%.
