The conditions for “Transfer in one day”
The abstention of the notaries has ended and from today January 8following a decision taken at the extraordinary general meeting, the “green light” is given to use the digital real estate transfer file, which has been in operation since January 1.
Let us remind that those citizens and notaries who use the Transfer Folder through https://akinita.gov.gr they will receive a transcript (or justified rejection) within one business day instead of months of delays.
The conditions for the “transfer in one day” are, firstly, that there is no previous deed pending on the same property and secondly, that the fees are paid by credit/debit card.
Bureaucratic steps are noticeably reduced with its use Transfer File since 4 supporting documents are removed:
1. The TAP non-debt certificate
2. The ACD version (Extract of Land Registry)
3. The application for registration
4. The contract summary
Physical presence at Land Registry Offices is also abolished for those who use the Transfer File.
Finally, it is emphasized that the Property Number Code (KAEK) is “locked” for as long as the transaction lasts in order to increase transaction security.

* Registration of a deed in the Land Registry

* Login as a citizen and accept the invitation from the notary public
* Selection of the property for sale by the contracting party/seller
* Payment of fees by the buyer and registration in the Land Registry
The Minister of Digital Governance, Dimitris Papastergiou, regarding the launch of the platform, stated that “we now have in our hands a tool with which we simplify the procedures for the transfer of real estate, significantly reducing the required time and the inconvenience of all parties involved”. For his part, the Deputy Minister of Digital Governance, responsible for the Land Registry, Constantinos Kyranakis, stated that “as we had promised, from 1/1/2024, the Digital Property Transfer File is operating at https://akinita.gov.gr” .
