Developers are decorating common areas of their projects with works by visual artists made exclusively for their luxury developments. The partnership seeks to add more value to coveted square meters.

In São Paulo, Tishman Speyer invited Vik Muniz to create a mosaic 20 meters long and 2.5 meters high next to the heated infinity pool on the rooftop of the residential Alameda Jardins, between Avenidas Paulista and Faria Lima.

The work of the Brazilian known for using materials such as garbage and even chocolate is not the only one in the 27-story building, which has apartments with up to four suites spread over 266 m².

The common areas also feature photographs by Cássio Vasconcellos, sculptures by Raul Mourão, a 17-meter panel signed by Athos Bulcão (1918-2018) and, in the ground floor hall, an installation by Laura Vinci with leaves cast in brass and plated in gold. .

“These details enhance the development and create a housing differential. The architecture and landscaping value the surroundings, art and well-being, fundamental aspects for these new times”, says Daniel Cherman, president of Tishman Speyer.

Built on a 3,878 m² plot of land on Avenida Rebouças, the project won the 2022 Master Real Estate Award for its architectural solution, which included a residential tower and a corporate office tower, separated by an alley.

The investment to enjoy the artistic project is for few. A unit can exceed R$ 10 million.

In Itajaí (SC), Praia Brava has the first venture signed by Romero Britto, whose brand is currently worth US$ 500 million (R$ 2.64 billion). Vibrant colors and strong features of the pop artist are on the facade of the luxury building, which has apartments with private gardens facing the sea.

“It is an enormous happiness to see my art on such a beautiful beach”, says the artist.

For Nathalia Mendes Schaadt, director of Mendes Empreendimentos, the partnership with Romero Britto added value to Brava Arts, mainly because the artist is considered an icon of modern pop culture, being one of the most internationally recognized Brazilians.

“Brava Arts has become an architectural landmark, enhancing the region even more and combining the artist’s high-spirited atmosphere with the unique beauties of Praia Brava”, says the executive.

The strategy yielded good results. The development was delivered fully sold, with units from 150 m² to 375 m² that cost between R$ 1.3 million and R$ 3.5 million.

Close to Ibirapuera Park, Viewco launches another high-end residential in the tree-lined streets of Vila Nova Conceição, in the south of São Paulo. Among the highlights of the development will be the panel in tiles by artist Sandra Cinto.

For the woman from São Paulo, who has the works Requiém and Sem Título (Nocturne) incorporated into the Masp collection, when an artist manages to place a work of art in an entrance hall, welcoming anyone who arrives, “art is in its power larger”.

Astéri by Viewco will have 38 apartments with three to five suites, from 171 m² to 350 m², in a single tower. The units are being sold for between R$ 5 million and R$ 17.5 million. About R$ 43 thousand per square meter.
