The vacancy rate in logistics warehouses in São Paulo remained at around 12% in January, according to monitoring by Cushman & Wakefield, down 0.34 percentage points.
According to the consultancy, the performance in the state was not better only because the delivery of 26 thousand square meters in new spaces in Guarulhos has not yet been absorbed. The regions of Guarulhos, Cajamar and Atibaia, led the positive results of São Paulo, while the capital registered a strong exit in a development of 13 thousand square meters.
Across the country, Santa Catarina registered the highest net absorption value in the month, after reaching 100% pre-lease in two deliveries with 41 thousand square meters in total.
Next are Rio de Janeiro, which maintained a positive sequence in December, and Minas Gerais. Rio Grande do Sul closed the second straight month with negative absorption.
The vacancy rate in the other states is 4.8%. The consultancy claims that Amazonas, currently with a total stock of 307,000 square meters, no longer has a vacant area for renting class A warehouses. The lowest rates are in Pernambuco (1%) and Minas Gerais (2%), while Rio Grande do South (24%), Santa Catarina (20%) and Rio de Janeiro (15%) have the highest number of empty warehouses.
