POMIDA (Panhellenic Federation of Property Owners) issued a guide for the 10% discount to the ENFIA of insured homes on Thursday.

The recent legislation on the 10% discount of ENFIA on conditionally insured homes, as a new measure, has created many questions and concerns for insured homeowners. With this Guide, POMIDA attempts to answer all the questions that have become known.

Who is entitled to the tax deduction?

They are entitled to the discount exclusively individuals who have an ownership interest in every kind residences and not in commercial real estate. Properties used for short-term rental are considered residences and are eligible for the deduction. If the recipient of the insurance (ie the one who pays the premiums) is a legal entity, but insures a residence owned by a natural person, then the discount is granted to the natural person, in which E9 includes this residence. The discount is calculated both on the main and the supplementary ENFIA, which corresponds to each insured residence, as requested by POMIDA.

What are the conditions for the discount?

*The property must be insured against the risks of fire, flood and earthquake. We remind you that the insurance program of POMIDA members covers, in addition to these, a multitude of other incidents and risks that may threaten a residence. At the same time, it enables our members to be covered in a much more economical way from the risk of the earthquake, with a 4% exemption on the cost of damages.

*The insured value should be at least €1000/m2 of the main and ancillary premises listed on the same line of E9, have the same ATAK and their areas are added together when calculating the reduction, excluding a significant number of insured owners. For the year 2023, the insured value should be at least €900/sq.m. An individual accessory building that appears alone with a separate ATAK in E9 is not included in the deduction law.

Example 2023: A 100sqm residence with 20sqm auxiliary spaces should be insured with (100+20)=120sqmX900€ = 108,000€.

Detail: The AADE algorithm is not interested in whether the auxiliary space is insured, but only if the insured capital is at least €108,000. So if the main building was insured for €1080/sqm then the discount is normally given.

When is the full discount given?

For the full discount to be given the residence must be insured for 365 days. As long as she is insured for fewer days, she will be entitled to a proportional discount. A property insured for less than 90 days within the same year is not entitled to any discount. Also, a property that was not insured for all three risks but included them with an additional deed, the discount period is calculated from the date of commencement of the additional deed.

Example: A property that adds flood and earthquake risks to an existing fire contract on 07/01/2024 will be entitled to a 50% discount (6 months) on the ENFIA of the reference year.

In which insurance companies

The insurance should be taken out through an insurance company that is registered in the register of insurance companies, which is kept at the Directorate of Private Insurance Supervision of the Bank of Greece. You can see these companies by clicking here.

How to submit the application

If you search via Google for “ENFIA reduction of insured houses” you will be taken directly to the AADE platform. Otherwise, you will enter via myaade.gov.gr and follow the following steps: Applications-popular applications- myProperty-Reduce ENFIA of insured houses

Then you enter with the TAXIS codes on the platform and the browsing continues as follows: Create a new application – Submission of applications for granting a reduction ENFIA new application – My residences. Each residence corresponds to an ATAK and at the end of the line there is the icon to open the insurance policy. Tapping on this icon opens a new screen and pressing + shows us the basic elements of our contracts. For each contract, there can be up to 4 records regarding the payment method. That is, if the method of payment is quarterly, we should press “add” so that the insurance year is completed with 4 entries concerning the individual insurance quarters.

Declaration of co-owners

The policyholder should declare the tax identification numbers of the other co-owners, if any. After selecting the insurance policies, an icon will appear to the right of the line “Co-owners / Third parties” through which the co-owners or those for whom the recipient pays the insurance will be declared. These persons will be notified by message to their digital inbox in myAADE but also to the email that has been declared, so that they can also submit an application and associate the insurance policy with their insured residence.

Can an already submitted application be amended?

Of course. Select “create new application / view applications – view application and top right “Options” where you can modify, review history and print the application

Is there an update on the progress of the application?

Yes, on the first page you select the “Results of applications” field in which information is given per property on the processing stage as well as on the acceptance or not of the granting of the reduced ENFIA

ANSWER TO VARIOUS PROBLEMS

My policy is not showing / not all coverages are listed in my policy / information is listed incorrectly

In these cases, the policyholder should contact the insurance company so that it can send the policy to AADE or make the necessary corrections. However, until the time of writing this, many insurance companies had not sent their statements to AADE, while others have not sent them complete, or did not report critical coverages for receiving the discount.

If there is co-ownership and the contract is not detected, then the co-owner should contact the recipient so that he registers it on the platform as mentioned above.

An invalid contract that has been reissued to the same or a different company does not appear in the system

A request must be made to the companies to send the insurance policies to AADE.

Apartment building with 20 apartments is insured with a single policy covering all the apartments

The recipient of the insurance must declare with the above-mentioned procedure all the tax identification numbers of the co-owners. Because mistakes are very likely to occur, a statement of owners should be sent to the insurance company so that they in turn inform the AADE

Is there any hope of amendments so that those insured who have until now for various reasons been excluded from the discount benefit?
