OR taxation (ENFIA and income tax) are the main problems that property owners are facing today, and are at the same time one of the reasons for which housing offering is constantly reduced.

According to research data, as noted on the occasion of the publication of the research, basic positions and arguments of POMIDA are confirmed. In particular, almost half the owners consider as a more effective measure to boost housing supply to reduce rent tax, while the main reason for thousands of vacant homes is the cost of renovating them. At the same time, six out of ten owners, despite the contrary, have not increased the rentals, homes or professional housing over the last three years.

These are, among other things, from a Kapa Research survey in a sample of 1,070 people from all over the country held on January 17-21 on behalf of POMIDA and was released on the occasion of the annual General Meeting,

In particular:

-62% of apartments leased have no rent increased over the last three years while 2% decreased. For business premises, the corresponding rates are: 58% no increase, 10% decrease and for houses 68% no increase, 7% decrease. The rate of rent increase in 86% of cases is up to 20%.

-46% of the owners believe that the incentive that would help to boost housing offering is the permanent reduction in rental taxation. Following are the renovation costs, the deduction from the taxable income of renovation costs of old houses and the pre -contractual inspection of the solvency of tenants.

-82% consider ENFIA unjust tax. 71% call for the abolition and 20% to decline further.

-The percentage of owners who are delayed in the payment of the rent varies depending on the type of property (apartment, house or business) between 21% and 31% while 1% -6% of the owners say the tenant does not pay at all.

-Half (48%) owners find the motivation suggested by the POMIDA for a three -year tax exemption to convert short -term long -term. Of the 16% who consider the proposal a little or no satisfactory, 33% report their concern about the risk of losing tax exemption in the event of a retirement retirement (a issue that has also raised the POMIDA) while 30% consider the taxpayer low.

-12% of the owners now hold a vacant residence. In 7% of cases the house has been empty for more than 5 years. Asked why the house is empty, 54% replies that renovation is needed, the cost of which in most cases (61%) is estimated from 5,000 to 20,000 euros. 12% report that it is not in the interest of taxation due to taxation and 10% that they do not trust interested tenants. Only 1% report the cause of future tourist exploitation.

-almost one in three owners (32%) estimates that it is no interest in having real estate today to rent them. In contrast, the percentage of those who estimate that it is interesting has increased to 59%, from 12% in 2014 (so the financial crisis had eliminated values and returns).

-The proportion of owners who are thinking of selling a property has decreased more than 50%, from 34% in 2007 to 14% in 2025.

Finally, with regard to the recognition of POMIDA, 59% say they know or have heard about it unprecedented for such organizations, while 55% have a positive or rather positive opinion on its activity
