Last year, the number of launches of residential properties grew 27%, but sales rose at a much lower rate, 4%, points out an indicator of Abrainc (Brazilian Association of Real Estate Developers) with Fipe.
Despite the timid percentage increase in sales, which started the year heated, but retracted in the second half, the number of units sold, 143,576, is the highest ever recorded by the indicator, which has existed since 2014.
The number of launches is also a record in the historical series, with 153,726 units — 18 developers participated in the survey.
The mid- and high-end segment had the most expressive increases, from 226% in units launched, which reached 64,505, and 21% in sales, which reached 27,937 units.
However, it is the popular segment that dominates the production and sales of the developers associated with Abrainc. The units related to the Casa Verde e Amarela program, the former Minha Casa, Minha Vida, accounted for 57.9% of launches and 80.2% of all properties sold, with 113,008 units, a stable level compared to 2020.
Launches of popular properties were up 21% over the previous year.
Abrainc also produces, in partnership with Deloitte, a confidence indicator for the residential real estate sector. The survey on the fourth quarter of 2021 pointed out that prices, which had already been on an upward trend, followed the upward process, which should continue this year.
The sector, which registered a slight drop in sales in the last quarter, especially in the mid- and high-end segment, expects stability. “Overall, entrepreneurs are optimistic about the prospects for 2022, but attentive to the current economic scenario”, says Luiz França, president of Abrainc.
Among the developers consulted, 74% said they should acquire land for future launches this year.
Even with the increase in the Selic rate and the consequent increase in interest on real estate financing, in addition to inflation, which pressures the price of units, cancellations reached about 11% of unit sales last year, a level lower than the 15% recorded in 2020.
Net sales of units, excluding cancellations, totaled 126.7 thousand properties in 2021, growth of 4.5% over the previous year.
The entity points out that this share was close to 50% in 2018 among medium and high-end properties, before the new rules for withdrawing purchase contracts.
