After two years of very few negotiations, the rental movement in neighborhoods in the central region of São Paulo (SP) reacted and grew in the first quarter of this year.
According to data from the property manager Oma, the volume of rental contracts closed until mid-March is double what was recorded in 2021 and 2020. The company operates mainly in the Paraíso, Bela Vista, Jardins and Cerqueira César neighborhoods, where there is a concentration of colleges, universities and hospitals.
Lea Saab Faggion, sales and rental manager of the group, says that in the two previous years, the movements in these segments were returns. “What we had in 2020 and 2021 was a high rate of delivery of keys. Students from the interior of the state ended contracts and returned to their cities”, she says.
“In these segments [locação para estudantes] the increase is 100%.” The executive also saw a reaction in rents in areas close to hospitals, a reflection of the beginning of medical residency programs that opened selection last year.
Considering all consumer groups, Oma recorded a 70% increase in total contracts in relation to the first two years of the pandemic, and 20% compared to 2019, when there was still no health crisis.
