“Civil war” in apartment buildings over heating – Disagreements and fights with those who want to be cut off from central heating

The utility companies take on a “firefighting” role

With the prices of natural gas and oil now hitting… red, many are those who decide to cut themselves off from central heating, turning to other solutions to keep warm, such as wood stoves or air conditioners.

According to his report GRTimes the treasurer of the Association of Shared Users Businesses, Eleni Iakovidou, points out that “many times at meetings the issue of disconnection from central heating is raised. We attend these kinds of discussions and many times, we act as fire brigades, as frictions and fights arise”.

The reason why the blood… ignites, is, according to Mrs. Iakovidou, “the fact that if the apartments are disconnected from the central heating, then it will cease to benefit those who remain in it”.

Multiple energy bills “drive” tenants away from central heating

Most of the time, for the disconnection of the apartments from the central heating, the… rascals of the energy companies are also responsible.

According to what Mrs. Iakovidou explains, “a building with 8 apartments in February 2021 had to pay €520 for natural gas. Exactly one year later, he was asked to pay €950. Electricity, respectively, during the same time periods, went from €286 to €674”.

As he adds, “already, for the summer of 2022, we have reports that there are gas bills with four times the amounts of those of the corresponding period last year”.

Several times, in fact, according to her, “many were the ones who were unable to pay the amounts of their bills. In these cases, the other tenants helped, showing solidarity.”

Now, however, as he says, “the money is not there to help their co-owners”, while nowadays the reserves of the apartment buildings are also used to pay the bills.

What is the procedure for disconnecting from central heating?

A tenant or owner may want to disconnect from the central heating of their apartment building, but there is a procedure that must be followed.

As Eleni Iakovidou explains, “a request is planned for the convergence of the assembly of the apartment building, where the other tenants will also be informed.

Then, the interested party will have to meet certain conditions to switch to another means of heating.

These are,

a) the energy efficiency study and/or the documentation provided by the disconnecting property regarding the improvement of the energy efficiency of the building with this intervention, and

b) the realization of the complete disconnection of the property from the central system of the apartment building, the insulation of the passing communal pipes and the installation and operation of the new autonomous and more energy efficient heating system”.
