Areas of the center but also the areas of the southern and northern suburbs are still the most expensive areas of Athens.

Despite the increase in real estate prices, these areas continue to see an increase in demand from both Greek and foreign buyers, with high income criteria.

But which specifically are these areas that have the highest sales prices in the greater Athens area? Where do prices range?

Prices for houses in the most expensive areas of Athens

According to data from Prosperty, the integrated platform for buying, selling and renting real estate, the most expensive areas of Athens based on the price per square meter (euro/m²) and the average property size (m²) in each area:

* The area with the highest price per square meter is Vouliagmeni, with 5527.80 euros/m², and an average property size of 203.87 m².

* Followed by Voula (4935.63 euros/m², 212.02 m²) and Glyfada (4723.01 euros/m², 148.86 m²).

* The areas of Alimos, Kolonaki – Lykavittos range between 4491.90 euros/m² and 4597.46 euros/m².

* The areas of Filothei, Psychiko and Vari – Varkiza have prices per square meter from 4176.65 euros/m² to 4299.99 euros/m²

* Vouliagmeni: Properties built from 2014 to 2026 have the highest price, at 6819.34 euros/m², with an average size of 216.71 m². Prices gradually decrease as we go back in time, with the period 2004-2014 at 6274.01 euros/m² for larger properties (307 m²). The price per square meter for properties built before 1985 is €5559.96/m², but these properties are smaller in size, just 102.20 m².

* Voula: The most recent properties (2014-2026) have a price of 6065.85 euros/m² and an average size of 169.76 m². In previous decades, prices range from 4071.40 euros/m² to 4464.94 euros/m², while property sizes are larger, with an average size of 286.20 m² for the period 2004-2014.

What properties did buyers choose in 2023

According to a survey by RE/MAX Hellas, with the aim of securing lower prices that correspond to the levels of their financial capabilities, 7 out of 10 property buyers who chose residences, preferred those that are more than 20 years old. In this way, they have managed to secure housing at more affordable prices compared to newer properties, while at the same time aiming for future capital gains through the renovation and energy upgrading of these properties.

According to the official data collected from sales carried out in 2023 through RE/MAX Greece, the first place in the buyers’ preferences were residences(apartments/detached houses/maisonettes).

The plots of land and plots of land are next to the buyers’ preferences, while there is less interest in offices and shops as these markets are in any case aimed at a specific investment audience.

In addition, from the data of RE/MAX Greece, interesting and important data emerges regarding the age of the properties selected by the buyers. In fact, the tendency of recent years to be preferred is confirmed earlier properties at more competitive prices (compared to newly built) and which are offered to their owners both for private residence and for commercial exploitation.
