Innovative “Renovate-Renovate” program on track from 2025 – What will apply to the new “Renovate-Rent” and “My Home 2”
Three housing programs are expected to be launched from 2025 and involve more than 50,000 households, who either wish to own their own home, upgrade and renovate their own home, or even renovate it to later rent it out .
“Upgrade-Renovate”
In particular, the first program is the program without income criteria, amounting to 400 million. euro.
It is an innovative program, “Upgrade-Renovate”, which refers to all natural persons-home owners, without income, age or property criteria.
According to the Minister of Social Cohesion and Family Sofia Zaharakis, through the financing from the Recovery Fund, in the amount of 300 million. euros and banks by 100 million euros, homeowners will be able to get an interest-free loan of up to 25,000 euros, which they will be able to repay in 3 to 7 years, without any income criteria.
Beneficiaries of the program can proceed with any energy upgrade expenditure such as for example frames, cooling-heating systems, etc.
New “Renovate-Rent”
In the same month, another program will start, the old “Renovate-Rent”, with new, but improved conditions that are already provided for in a relevant provision included in the tax bill.
With this program, the owners of properties that remain closed can be subsidized for repair and renovation costs of up to 13,500 euros, which include the required materials and work.
The subsidy amounts to 60% of the costs incurred and is granted under the following conditions, which must be cumulative:
– the relevant invoices are paid electronically,
– after the renovation, they proceed to lease the property with a duration of at least three years.
Expenditures may include renovation of bathrooms, kitchens, replacement of entrance doors and interior doors, replacement of floors, replacement or repair of electrical and plumbing installations, structural elements, plastering, tiling, painting and other similar works.
It is underlined that the property with a total area of ​​up to 100 sq.m. it should not have been declared as a first residence or as rented. It must be declared as blank on the E2 form accompanying the income tax return of the last 3 years.
“My House 2”
The third program is the long-awaited “My House II”, totaling 2 billion. euro. Which is expected to “run” in the first months of 2025, as the financing and its new terms were approved by the Commission.
Now, the age ceiling for participation is set at 50 years and the value of the property that will be listed in the contract will reach 250,000 euros.
However, the interest subsidy drops to 50% for singles or couples and 75% for triplets. According to Ms. Zaharakis, the ministerial decision with all the details will be issued immediately after the passing of the relevant provision, which is also in the tax draft law.
The income limit for beneficiaries will be up to 20,000 euros for singles, 28,000 euros for couples and an additional 4,000 euros per child will be provided. For single parents, the income limit increases to 31,000 euros and 5,000 euros per child.
Those interested should know that they should not have a private residence, while the property they wish to buy should have a construction permit until 2007 and be up to 150 sq.m.
