BoE: 11.2% increase in apartment prices – 13% in Athens

11.1% in Thessaloniki, 9.4% in other large cities and 8.9% in other regions of the country

Real estate prices increased at a high rate in the third quarter of the year as well, as according to the data of the Bank of Greece in the third quarter of the year the annual rate of change in apartment prices for the whole country was 11.2%.

It is noted that based on the revised data, in the first and second quarters of 2022, the increase compared to the corresponding quarters of 2021 was 9.8% and 10.1%, while for 2021 apartment prices increased by an average of annual rate of 7.6%..

Based on the data available at the moment, the price increase for 2022 is set at 10.4%.

In more detail, the price increase in the third quarter of 2022 compared to the corresponding quarter of 2021 was 12.2% for new apartments, i.e. up to 5 years old, and 10.5% for old ones, i.e. older of 5 years.

Based on the revised data, in the first and second quarters of 2022 there was an increase in the prices of new apartments by 10.9% and 11.0% respectively, while the prices of old apartments increased by 9.0% and 9.5 %, compared to the corresponding quarters of 2021.

For 2021, prices for new and old apartments increased at an average annual rate of 8.1% and 7.2% respectively.

From the analysis of the data by geographic region, it appears that the increase in apartment prices in the third quarter of 2022 compared to the corresponding quarter of 2021 was 13.0% in Athens, 11.1% in Thessaloniki, 9.4% in other large cities and 8.9% in the rest of the country.

Based on the revised data, in the first and second quarters of 2022 the average annual increase in apartment prices was respectively 11.3% and 11.8% in Athens, 9.6% and 10.8% in Thessaloniki, 9.3% and 9.5% in the other big cities and 6.9% for both quarters in the other regions of the country.

For the whole of 2021, the price increase in the same areas compared to 2020 was 9.7%, 7.4%, 5.8% and 4.8% respectively. Finally, for all the urban areas of the country, in the third quarter of 2022, apartment prices increased by 11.3% compared to the third quarter of 2021.

Based on the revised data, in the first and second quarters of 2022 the corresponding average annual increase in apartment prices in urban areas was 10.4% and 10.3%, while for 2021 the average annual increase was 8, 0%
