By issuing a Presidential Decree. urban planning activates the area and gives it the possibility to utilize it
The way is opened for the implementation of the emblematic redevelopment of the facilities of the former “FIX Brewery” at the western entrance of Thessaloniki, with the issuance of the relevant Presidential Decree (Government Gazette D’ 805/2024), as the area is activated in terms of urban planning and given the possibility of its utilization .
According to the relevant announcement, with the urban regulation the total area in the facilities of the former “FIX Brewery” is treated as a single whole, where the historical industrial complex of the former brewery can coexist with new buildings, while the uncovered space is assigned to common use , creating internal squares.
In particular, as it became known, with the Presidential Decree, among others:
– The amendment of the approved zoning plan of the Municipality of Thessaloniki in building block (OT) 34, on 26th of October Street, which includes buildings of the “Fix Brewery” industrial complex designated by the Ministry of Culture as historical monuments is approved .
– The drainage and construction lines are abolished and new ones are established.
– The OT breaks down. 34 in two – in O.T. 34 and OT 34 A- and a 5-meter pedestrian walkway is created that connects them.
– A shared space is created.
– In OT 34 A, land uses are specified for: residence, small sports facilities, cultural facilities, administration, public gathering places/conference centers, for commercial shops/providing serviceswhile supermarkets, department stores, shopping centers, as well as trade fair facilities and exhibition centers are not allowed. Also specified are uses for officesresearch centers, business incubators, for focusrefreshments, entertainment centers, tourist accommodation and Mass Transportation facilities. At the same time, the preserved buildings of the “FIX Brewery” industrial complex are also allowed to be used for distillery and ice-making workshops.
The Minister of Culture, Lina Mendoni, said: “The industrial complex of the former FIX brewery, built in the late 19th century, is located at the western entrance of Thessaloniki, in the former industrial zone of the city, in close proximity to the coastline and the commercial port. It is a representative sample of industrial and building architecture of the time, but also a symbol of the industrial development of Thessaloniki, since the 19th century in its main production sectors, ALATINI flour mills, YFANET textile industry, FIX brewery. At the same time, it is the main reference point of the western industrial zone of the newest city of Thessaloniki, in the second half of the 19th century, port, customs office, old railway station, infrastructure networks, gas, water supply, ice factory, flour industry, tannery. The Ministry of Culture, in collaboration with the Ministry of Environment and Energy, brings back the issue of the utilization of the industrial complex of the former FIX brewery, in Thessaloniki, with the aim of saving it as evidence of the industrial architecture, building history and industrial development of the city, in 19th century, reflecting the European industrial standards of the time. We seek the restoration and reuse of the complex – landmark of the western entrance of Thessaloniki. In this way, we upgrade the cultural environment of the city and its port, in addition to the restoration and promotion of the monument. Following the issuance of the Presidential Decree, the planned renovation of the facilities creates a new cultural landmark in Thessaloniki with a strong sign of development. It essentially upgrades the cultural footprint of the city, as beyond the restoration and promotion of the monument, the planning includes the integration of modern cultural uses.”
For his part, the Deputy Minister of Environment and Energy, Nikos Tagaras, stated that “With the Presidential Decree for the former “FIX Brewery” in Thessaloniki, the way is opened for the implementation of a very important project with characteristics of metropolitan regeneration, which can contribute to the overall upgrade the city by creating a new landmark. The historical, abandoned listed buildings of the brewery are saved and utilized, while by defining land uses for residence, recreation, small sports and cultural facilities, commercial and business activities, tourist accommodation and office space, the possibility of erecting new buildings is given, creating a general whole, where the old coexists with the new. At the same time, public spaces with pedestrian walkways and squares are foreseen, which citizens will be able to use for their visits to the redevelopment area. In a coordinated and methodical way, the Ministry of Environment and Energy helps, decisively, in the implementation of development projects that improve the image and level of our cities”.
