Themed condominiums have golf, winery and artificial beach

Wave beach, tree house, golf course, winery or a Tuscany to call home. Condominiums focused on hobbies are spread across the capitals of Southeast Brazil.

Located in Teresópolis (RJ), the Quinta das Amoras project aims to unite sustainability, healthy living, inclusive economy and a trail.

The path through the Alpine Valley, whose starting point is in the condominium of more than 250 lots, will be illuminated throughout the year with LED lamps powered by solar panels, giving the firefly effect.

Actor Bruno Gagliasso, a partner in the project, says that more than 20 houses, including residences and small businesses, will be revitalized along the way.

“We want the Firefly Trail to become a reference in the region. We believe that it can be a tourist route, with benefits for all involved”, he says.

“In May I had the honor of planting 3,000 tree seedlings on the land together with customers and many children, most of them from municipal schools in the region. , says Gagliasso.

With an estimated investment of R$ 10 million, the condominium will also have a grove with a tree house, an orchard with more than 5,000 m² and more than 20 fruit species.

In Osasco, in Greater São Paulo, Reserva Golf will bring together lovers of the sport. The condominium was designed to maintain the Matarazzo family’s nine-hole golf course, according to Ekkogroup CEO Diego Dias.

The project is located on a plot of 336 thousand m² and will also have a mall with more than 120 stores and a private elevator for the 177 m² and 280 m² apartments, a beach tennis court and a park open to the public.

“Annex to the mall will be Victor Brecheret’s country house, provided by the artist’s family. The property will be transformed into a cultural center, with works by the modernist”, says Dias.

“Our desire is to deliver value to society, to promote community interaction. The whole project will take ten years”, says the CEO.

The first residential units, facing the golf course, will be ready next year. The value of the m² costs from R$ 12 thousand.

The advance of luxury gated communities in Brazilian capitals has required creativity from developers to attract very specific audiences.

One example is Borgo Del Vino, located in Areal, in the Serrana region of Rio, and was designed with a focus on wine tourism.

The village, inspired by the medieval region of Tuscany in Italy, will have a hotel, spa, restaurant, emporium, chapel, tower with viewpoint and a winery condominium 45 minutes from the center of the mining town.

The average value of each lot is R$ 400 thousand. Residents will have at their disposal courses with sommeliers from Grand Cru, a brand represented in Brazil by the family of developers that took care of the venture.

“We already had a property with three hectares of vineyards, with eight varieties of grapes. After we got to know Tuscany, we came back with the idea of ​​replicating here. We intend to expand, the interior of São Paulo should be next”, says Bernardo Eloy, partner -director of Azul Incorporações.

If there is a little Tuscany far from Italy, there is also room for a beach far from the sea. The artificial environment — but with natural sand — is 1 km long, has waves up to two meters high and was installed in Itupeva (SP), in the Praia da Grama condominium.

For Paulo Liberatore, managing partner of Libercon Engenharia, the place has been acquired by families looking for leisure on the weekend.

“The waves are adjusted for beginners and professionals and occur every eight seconds, with a quality similar to the ocean”, he says.

Liberatore says that the venture meets a strong demand for the sport, which has Brazilians like Gabriel Medina among the world champions.

The condominium has lots from 3,000 m² and is on a plot of more than 67,000 m². The place also features trails in the middle of nature, skate tracks and cable ski for wakeboarding with obstacles. The condominium fee is about R$6,000 per month.

“The luxury customer is ‘demand’, he doesn’t look at the value”, says Yone Beraldo, marketing manager of the developer Carvalho Hosken. “First he sees sophistication, privacy and security.”

The developer launched Península, a planned neighborhood in an area of ​​780,000 m² in Barra da Tijuca, west of Rio.

All apartments will have a view of the Tijuca lagoon. The common area includes two parks of 45,000 m² each, a trail and an “open-air museum”, says Yone.

Among the works of art on display at the venture are those by artists such as Franz Weissmann and Ascânio MMM, among others.

Península apartments, with four bedrooms and 500 m², start at R$3.5 million.
