Compact properties were the best sellers in July, says Secovi-SP

Properties measuring 30 m² and 45 m² led among launches and sales in the city of São Paulo in July. According to the Secovi-SP Survey of the Real Estate Market, released this Friday (2), almost half of the homes launched last month (2,145 units) and of those sold (2,998 units) were of compact size.

Highlight for properties with less than 30 m² and those with two bedrooms, registering the highest percentage of launched units sold.

By price range, properties between R$240,000 and R$500,000 accounted for more than half of launches and sales.

Conducted by the Department of Economics and Statistics of Secovi-SP, the survey recorded a 10.8% increase in the number of new residential properties sold in the capital compared to that recorded in the same month of 2021. In relation to June 2022, when 6,288 units were sold, there was a drop of 5.3%.

The sales value reached R$ 2.77 billion last month. The result is 1.6% higher than in July 2021 (R$ 2.73 billion). In the 12-month period, the value reached R$ 35.2 billion, below the R$ 36.4 billion registered in the previous period.

In relation to the number of units launched, the volume was 35.1% lower than that calculated in July 2021, according to Secovi-SP. About 40% of launches fit as economic. More than 24,500 units of this type of property were available for sale.

In other markets, the survey recorded a final offer of 39,636 units.
