Tagaras: “The Acropolis, the symbol of world culture, is shielded”

With an important opinion from the Council of State and with the drafting of the Presidential Decree, the height, the special conditions and the building restrictions in the area of ​​Makrigianni-Koukaki are now determined. In this way, the Acropolis is now shielded, highlighted and protected institutionally, while at the same time it clearly clarifies the development perspective of the region, as stressed by the Athenian-Macedonian News Agency, the Deputy Minister of Spatial Planning and Urban Planning Nikos Tagaras.

In particular, the Undersecretary stated that “with the approval of the Council of State of the Draft Presidential Decree of RIS, the Acropolis, the symbol of world culture is shielded.”

“It was our obligation to protect the Holy Rock of the Acropolis and at the same time to highlight and preserve the special urban, aesthetic, historical and architectural character of the area by clarifying the building context,” he noted.

“The now approved Draft Presidential Decree, drafted in collaboration with the Ministry of Culture and Sports – and Minister Lina Mendoni – takes into account the protection of the view of the Acropolis, the natural relief of the area and its proximity to zones that are already protected, as well as the number of surviving remarkable buildings-monuments, which led to the proposal of escalation of heights with the creation of transitional zones “, he added.

“With this Draft Presidential Decree, the development perspective of the region is also clarified, releasing investments that the country so desperately needs”, concluded Mr. Tagaras.

Three Zones of Special Terms and Building Restrictions

According to the Draft Presidential Decree in the Makrigianni-Koukaki area, the following 3 Zones of special conditions and building restrictions are defined:

1. In Zone 1, which is enclosed by Kallirrois, Matrozou, Gennaiou Kolokotroni, Taichman, Diovouniotou, Zacharitsa, Tsami Karatasi, Erechtheiou, Fratti, Robertou Galli, Chatzichristou, Dzigrani, Makriganou, Makrygos, Makrygos Athanassiou Diakou, Kallirrois, Petmeza, Syggrou Avenue, Kallirrois, the maximum allowed height of the constructed buildings is 21 meters.

2. In Zone 2, which is enclosed by Kallirrois Street, Syggrou Avenue, Petmeza, Kallirrois, including the buildings that have a frontage on Syggrou Avenue in a section from Kallirrois Street to Petmeza Street and in contact with Zone 1, the maximum permissible height of the erected buildings is set at 24 meters.

3. In Zone 3 (a), which includes the real estate with a face on Diovouniotou, Zacharitsa, Tsami Karatasi and Erechtheiou streets, the maximum allowed height of the erected buildings is set at 17.5 meters. In Zone 3 (b), which is enclosed by the streets of Trion Ierarchon, Kydantina, Dimofontos, Koili, Kallirrois, Kifisodotou, Trion Hierarchs, the maximum allowed height of the erected buildings is set at 17.5 meters.

Also, special building conditions and restrictions are defined as follows:

a. It is allowed to increase the height of the building up to one meter exclusively for the creation of a planted roof, according to the provisions of article 15 of law 4067/2012 (A ’79).

b. The provisions of article 10 of law 4067/2012 do not apply.

c. The following constructions of article 19 of law 4067/2012 are not allowed in new and existing buildings above the maximum allowed height of the buildings and inside the ideal solid.as applicable:

– Of par. 2.a), ie “spaces of main use, exclusive or shared, maximum area 35 sq.m. and a maximum height of 3.40 m., provided the creation of a planted roof “.

– Of par. 2.e), ie “empty pools”.

Finally, it is reminded that on March 11, 2022, the deadline for suspending the issuance of building permits expires, which was the last one.
